You do not need to retile the whole floor because of one cracked tile. We cut out the damaged piece without touching its neighbours, set a matching tile level with the rest, and blend the grout so the repair is hard to spot.
At a glance
Single Tile Repairs
A cracked tile spoils a floor and can cut bare feet, but it rarely means the whole floor must go. We remove the damaged tile on its own and leave its neighbours untouched.
The new tile is bedded on fresh adhesive, levelled with the floor around it and grouted in a matching colour. Ceramic, porcelain, marble and mosaic tiles are all handled with the method that suits the material.
Before we replace anything
Swapping a cracked tile without finding the cause often means it cracks again. The pattern of the damage usually tells us what went wrong underneath.
One Tile Cracked Straight Across
Cause: A heavy impact, such as a dropped pan or dumbbell.
Fix: Cut out and replace that single tile. Surrounding tiles are usually sound.
Cracks Running Across Several Tiles in a Line
Cause: Movement in the slab beneath or a missing expansion joint.
Fix: Replace the tiles and cut in a flexible movement joint so it does not happen again.
Tile Sounds Hollow When Tapped, Then Cracks
Cause: Poor adhesive coverage when it was first laid, leaving air pockets.
Fix: Lift the tile, clean the bed, and re-lay it with full adhesive coverage.
Cracked Tiles Near a Shower or Bath
Cause: Water getting behind failed grout and weakening the bond.
Fix: Replace the tile, check the waterproofing, and regrout with a water-resistant grout.
Tiles Lifting or Tenting in Summer
Cause: Heat expansion with no room to move, common on balconies and sunny floors.
Fix: Relieve the pressure, replace damaged tiles and add perimeter movement gaps.
We remove the grout around the damaged tile with an oscillating multi-tool or a grout saw. Cutting the joint first frees the tile without putting pressure on its neighbours. Dust is caught with a vacuum as we work.
The tile is scored into sections and lifted out piece by piece, working from the centre toward the edges. This protects the glazed edges of the tiles around it. Porcelain and marble get extra care because they chip easily.
Old adhesive is scraped and ground back until the surface is flat. Any loose screed is repaired at this stage. A clean, level bed means the new tile sits flush with the rest of the floor or wall.
Fresh tile adhesive is spread across the full back of the tile and on the bed, then the tile is pressed into place. We check it with a level against the tiles on every side. Spacers keep the joints even with the existing grout lines.
Once the adhesive cures, we grout in a colour matched to the existing lines. In showers and kitchens we use epoxy or a water-resistant grout. Cement grout is sealed to keep stains and water out.
Most cracked tiles we replace in Dubai are on kitchen floors and in bathrooms. Kitchens see dropped pots and moved appliances. Bathrooms see slow water damage behind grout that has not been resealed. Balcony tiles crack from heat, because a tiled terrace in direct summer sun can pass 60 degrees Celsius on its surface.
The method changes with the surface. Porcelain is hard and brittle, so we cut it out with care to avoid chipping the edge of the next tile. Marble needs a softer approach and a polish after setting. Wall tiles in showers need the waterproof layer checked before the new tile goes on, and we finish with an epoxy or water-resistant grout.
If the tile is not cracked but rocks or sounds hollow when you tap it, it can usually be saved. That job is covered on our page about loose tile reinstallation in Dubai. Small chips on the face or edge can also be filled and colour matched without removing the tile.
Tile replacement sits within our wider tile regrouting in Dubai service. If you are renovating rather than repairing, our team also handles wall tile installation in Dubai from scratch.
Pricing Guide

Tools and Materials
Cuts grout around a damaged tile with precision. It frees the tile without stressing its neighbours. The surrounding glaze stays intact.
A polymer-modified adhesive that bonds well and allows slight movement. It is spread across the full back of the tile. That prevents hollow spots and future cracks.
Grout mixed and tested to match the aged colour of your existing joints. New grout next to old can look brighter. Matching makes the repair hard to spot.
Ceramic, porcelain, marble and mosaic tiles sourced by size, finish and series code. We check suppliers across Dubai for discontinued ranges. A hidden spare can be borrowed if needed.
Based in Al Barsha since 2014, we work across every Dubai community with trade-specialist technicians and a workmanship guarantee on every job.
A crack across several tiles points to movement, while a single cracked tile points to impact. We diagnose before replacing. That stops the new tile cracking too.
The damaged tile is removed in sections from the centre outward. Surrounding tiles are not disturbed. Only the broken one is replaced.
New tiles sit flush with the floor and the grout matches the old lines. The repair blends into the room. Most visitors never notice it.
With a spare tile ready, most replacements are done the same day. The floor takes light traffic within hours. Full use returns after 24 hours.
Replacing a single floor or wall tile starts from AED 180 when you have a spare tile. Each additional tile in the same area is usually AED 50 to AED 80. Large format tiles, natural stone and tiles inside a shower cost more because they take longer to remove safely. Prices vary and can change depending on your exact requirements, the materials and access to the property, so the final price is confirmed after we see photos or visit.
Yes. Cracked or missing grout lets water seep under the tiles, which weakens the adhesive and can lead to hollow, loose and eventually cracked tiles. In bathrooms it also allows mould to grow behind the surface.
Epoxy grout is a two-part resin grout that does not absorb water and resists stains. It is used in showers, kitchen backsplashes, pool surrounds and commercial kitchens. It costs more than cement grout but lasts much longer in wet areas.
Grout darkens from trapped dirt, soap residue, mould and harsh cleaning products. Unsealed cement grout absorbs these easily. Cleaning and sealing helps, and badly stained grout can be removed and replaced.
Often, yes, if you have a matching spare tile. We can usually replace it the same day. The tile can be walked on lightly after a few hours and fully used after 24 hours once the grout has cured.
Send us a close photo with a coin next to it for scale. We check suppliers across Dubai for the same series. If it is discontinued, we can take a tile from a hidden spot, such as under the washing machine or inside a cabinet, and replace that one with a close match.
