Clear Penetrating Resin
A thin resin that soaks into fine cracks and hardens. It seals the crack against dirt and water without changing the colour of the tile. It is ideal for crazing and hairlines on light tiles.

Fine cracks in tiles and grout look minor, but they let water and dirt into places they should not reach. We find out why the crack appeared, then fill and seal it with clear or colour-matched resin so it stops spreading.
Diagnose First
Not every fine crack is the same. The type of crack tells us whether filling is enough or whether something underneath needs attention.
| Crack Type | What It Looks Like | Usual Cause | Our Repair |
|---|---|---|---|
| Grout Line Crack | A thin crack along one joint | Shrinkage or slight tile movement | Joint raked and refilled, or sealed with flexible filler |
| Glaze Crazing | A web of very fine lines in the glaze | Heat cycles or tile manufacturing | Clear penetrating sealer to stop staining |
| Single Tile Hairline | A thin line across one tile | Impact or a hollow spot underneath | Resin fill after checking for hollowness |
| Line Across Several Tiles | A straight crack through a row | Slab movement or a missing movement joint | Fill plus a new movement joint nearby |
| Shower Tray Crack | Fine crack where tiles meet the tray | Tray flexing under weight | Silicone renewed and grout sealed |
Seal the Crack
Fine cracks spoil the look of polished tiles and give water a route under the surface, especially in showers and on balconies.
We identify the type of crack, check for moisture and then fill it with clear or tinted resin, finished flush with the tile. Where movement caused the crack, we deal with the movement too.
Fillers We Use
A thin resin that soaks into fine cracks and hardens. It seals the crack against dirt and water without changing the colour of the tile. It is ideal for crazing and hairlines on light tiles.
A two-part filler mixed to the colour of the tile. It fills slightly wider hairlines and is polished flush. The crack becomes much harder to see.
A polymer filler for cracks in grout lines that move slightly. It flexes rather than cracking again. It is matched to the grout colour.
Mould-resistant silicone for cracks at changes of plane, such as tray edges and corners. It stays flexible in humid bathrooms. It is the right fix where grout keeps cracking.
A sealer applied over repaired areas and surrounding grout. It slows water and stain absorption. It helps the repair last in kitchens and showers.
A meter that checks for damp behind and under cracked tiles. It tells us whether water has already got in. That decides whether waterproofing is needed too.
A single hairline in one tile is usually cosmetic. A crack that runs straight across several tiles is different. It often follows movement in the slab below, and filling it without adding a movement joint simply means it cracks again.
In showers and on balconies, a hairline is a path for water. Before filling, we check the area with a moisture meter. If water has already reached the substrate, the repair includes waterproofing the repaired area.
Cracks that have opened wider or tiles that have split need cracked tile replacement. Damage at the edges and corners of tiles is covered under tile edge and corner repair.
Pricing Guide
Most hairline cracks are filled in a single visit. The price rises only when the crack needs a movement joint or waterproofing as well.

Tools and Materials
A thin resin that wicks into very fine cracks. It hardens and seals them against dirt and water. It leaves the tile colour unchanged.
A coloured filler for slightly wider cracks. It bonds strongly to ceramic, porcelain and stone. It is polished flush once cured.
Opens a hairline just enough for filler to enter. The crack is not widened beyond what is needed. That keeps the repair narrow and neat.
Measures damp behind and under the tiles. It tells us if water has already passed through the crack. That decides whether waterproofing is part of the job.
Based in Al Barsha since 2014, we work across every Dubai community with trade-specialist technicians and a workmanship guarantee on every job.
Every crack is assessed for its cause before filling. Movement, hollowness and leaks are checked. Filling alone is only offered when it will last.
Cracks in wet areas are sealed and, where needed, waterproofed. Water damage behind tiles is far more costly than the crack. We stop it early.
Cracks are filled without being widened unnecessarily. Tinted fillers are matched to the tile. The repair is difficult to spot.
If a tile is split or loose, we tell you filling is not enough. You get the right repair the first time. No money is wasted on a fix that will fail.
A crack filling visit starts from AED 120 and covers several fine cracks in one area. Long cracks across many tiles, or cracks that need a new movement joint, are quoted after we see them. Prices vary and can change depending on your exact requirements, the materials and access to the property, so the final price is confirmed after we see photos or visit.
Epoxy grout is a waterproof, stain-resistant resin grout used in showers, kitchens and pool areas. Epoxy-based fillers are also used for some tile crack repairs.
Dirt, soap scum, hard water and mould all discolour grout, and fine cracks trap even more dirt. Filling and sealing cracks helps the grout stay cleaner.
If the tiles themselves are sound, regrouting and crack filling are far cheaper than retiling and make the surface look much better. Replacement is only needed for tiles that are split or loose.
Yes, most hairline repairs are completed in a single visit. Resin fillers cure quickly, so the area can usually be used the same day.
