Dirty Condenser Coil
Sand and dust block the fins so air cannot pass through. Head pressure and compressor temperature rise. Cooling fades and the unit may trip in the afternoon heat.
- Blocked fins
- Higher running cost
- Compressor strain

The outdoor unit is where your AC dumps the heat it removes from your home. When its coil is caked in sand and dust, it cannot shed heat, the compressor overheats and cooling fades on the hottest days. We clean condenser coils, fins and fans so the system can breathe.

Shed the Heat
A dusty outdoor unit cannot get rid of heat, so your AC struggles on the hottest days.
We wash the coil, clean the fan, straighten fins and clear drainage so the AC can cool properly.
Before and After
Before
Sand and dust block the fins so air cannot pass through. Head pressure and compressor temperature rise. Cooling fades and the unit may trip in the afternoon heat.
After
Air passes freely through the fins and carries heat away. Pressures drop back to normal. The AC cools faster and uses less electricity.
Unit Locations
Most apartment units sit on the balcony, often in direct sun. Dust from the balcony floor collects on the coil. We protect the balcony while washing.
Villa condensers are often on the roof, exposed to sand and wind. They get dirty fastest. Safe access is arranged before cleaning.
Units beside the villa in gardens or side passages. Leaves and plant growth block airflow. We clear around the unit too.
Units behind louvres or in plant rooms can recirculate hot air. We check clearances and airflow. Poor ventilation is flagged.
On a summer afternoon in Dubai the outdoor air can be over 45 degrees. A condenser has to reject heat into that air, and every bit of dust on the coil makes it harder. A clean coil can be the difference between a cool home and an AC that trips at 3 pm.
We wash coils with a coil cleaner and low-pressure water from the inside out, clean the fan blades, straighten bent fins and clear the base so water drains. High-pressure jets are avoided because they flatten the fins.
For the indoor side, see AC air filter changing. For duct issues, see ductwork inspection and repair, and for balcony cleaning, pressure washing.
Keep It Clear
Leave at least 50 cm around the outdoor unit. Do not cover it or store items against it.
Twice a Year
Clean condensers before summer and again mid-season, especially after sandstorms.

A healthy AC should never need gas topping up. If the gas is low, there is a leak, usually at a flare joint or in a corroded coil. The leak should be found and fixed before refilling, or the gas will simply escape again.
Ideally never. Gas does not get used up. If your AC needs regular refills, there is a leak that should be repaired. A yearly service will spot falling pressure early.
Repair makes sense when the unit is under about ten years old and the fault is a capacitor, fan motor, sensor or small leak. Replacement is usually better when the compressor has failed on an older unit or it still uses R22 gas.
Around 30 to 45 minutes per unit, depending on access and how dirty the coil is.
