Cracks Running Straight Across Several Tiles
Likely cause: The floor has no room to expand, so stress travels through the tiles.
What we do: We cut in a new movement joint along the stress line and replace cracked tiles.

Tiled floors grow and shrink with Dubai heat. Expansion joints give them room to move. When those joints harden, crack or were never installed, tiles start to crack in lines and lift off the floor. We cut out failed joints and renew them with flexible sealant.
Warning Signs
Likely cause: The floor has no room to expand, so stress travels through the tiles.
What we do: We cut in a new movement joint along the stress line and replace cracked tiles.
Likely cause: Heat expansion with no perimeter or field joints, common on balconies.
What we do: Pressure is relieved, tiles are re-bedded and perimeter joints added.
Likely cause: Old silicone that has aged in the heat and lost its flexibility.
What we do: The old sealant is cut out and replaced with fresh flexible sealant.
Likely cause: Grout used where a flexible joint was needed.
What we do: Grout is removed and the joint converted to a flexible movement joint.
Ceramic and porcelain tiles expand when they heat up. On a balcony or a sunny living room floor in a Dubai summer, a long run of tile can grow by several millimetres during the day. Without a soft joint to absorb that growth, the tiles push against each other and against the walls until something gives.
Many floors were built with perimeter joints hidden under skirting boards, but those joints get filled with grout or debris over time. Others were never installed at all. In both cases, adding or renewing flexible joints is what stops the cracking and lifting from coming back after repairs.
Cracked tiles found during the work are replaced through cracked tile replacement, and lifted tiles are re-bedded with loose tile reinstallation. For outdoor areas, see indoor and outdoor tile repair.
Silicone Is Not Grout
Movement joints must be filled with a flexible sealant, not grout. Grout is rigid and will crack again as soon as the floor moves.
Mould in Joints?
Old sealant in bathrooms often turns black. See mould and mildew removal from grout for how we treat and renew it.
Room to Move
Most floors that crack in straight lines or lift in summer are missing the one thing that lets them move: a flexible expansion joint.
We cut out hardened sealant, clear joints filled with grout and add new joints where none exist. The floor can then expand and contract without breaking.
Where Joints Go
| Location | Why | Typical Spacing |
|---|---|---|
| Room Perimeters | Lets the floor expand away from walls | All around the edge |
| Large Open Floors | Breaks up long runs of tile | Every 4 to 6 metres indoors |
| Balconies and Terraces | Handles extreme heat cycles | Every 3 to 4 metres outdoors |
| Doorways and Thresholds | Separates rooms that move differently | At each threshold |
| Structural Joints in the Slab | Follows movement in the building | Directly above the slab joint |
A joint repair visit starts from AED 150. Renewing or adding joints is priced from AED 15 per metre, and cutting new joints through existing tiles costs a little more. Prices vary and can change depending on your exact requirements, the materials and access to the property, so the final price is confirmed after we see photos or visit.
Epoxy grout is a rigid, waterproof resin grout for wet areas. It must never be used in movement joints, which need a flexible sealant instead.
Dirt, hard water and mould discolour grout and sealant. In movement joints, old silicone also yellows and blackens as it ages.
If tiles are sound, regrouting and renewing movement joints is much cheaper than retiling and often stops cracking for good.
Yes. Most joint renewals are finished in one visit, and the sealant can take light traffic within a few hours.

Tools and Materials
A durable sealant that stretches and compresses as the floor moves. It handles foot traffic better than silicone. It is used on floors and balconies.
A mould-resistant, flexible sealant for bathroom and kitchen joints. It stays soft in humid conditions. It suits perimeter joints in wet rooms.
A foam rod placed in deep joints before sealing. It controls the sealant depth so the joint can stretch properly. It also saves sealant.
Cuts clean, straight joint lines through tile and grout. It is used where new movement joints are needed. Edges are left neat.
Based in Al Barsha since 2014, we work across every Dubai community with trade-specialist technicians and a workmanship guarantee on every job.
Line cracks and lifting tiles are often caused by missing joints. We add them, not just replace tiles. The damage does not return.
Polyurethane for traffic, silicone for wet rooms. Each joint gets the sealant that suits it. It lasts as a result.
Sealants are matched to your grout colour and tooled smooth. Joints look like part of the floor. They do not look like repairs.
Balconies and terraces are where joints matter most. We know the spacing outdoor tiles need in Dubai heat. Repairs survive the summer.
