Black spots in shower corners and along the bath edge are mould growing into the grout and silicone. Bleach only lightens the surface for a few weeks. We kill the mould at the root, remove what cannot be saved and renew the joints so it stays away.
What We Treat
Clean and Healthy
Black mould along the bath edge and in the shower corners is one of the most common complaints in Dubai apartments. Bleach hides it for a few weeks before it returns.
We treat the mould below the surface, cut out silicone that cannot be saved, renew the joints with mould-resistant sealant and seal the grout. Then we show you how to keep it away.
Root Cause Treatment
A moisture meter checks the wall behind the tiles. If water is getting in, the leak or failed grout is part of the repair.
A professional mould treatment is applied and left to penetrate the grout, killing growth below the surface.
Silicone with mould inside it cannot be cleaned. It is cut out completely and the joint is cleaned and dried.
Fresh mould-resistant silicone is applied and the grout is sealed, so water has less chance to soak in again.
Prevention
Coastal humidity and windowless bathrooms make mould a constant battle in Dubai apartments. These habits make a real difference.
Many Dubai apartments have internal bathrooms with no window, relying on an extractor fan that is often too weak or switched off. Add coastal humidity in areas such as Dubai Marina, JBR and Palm Jumeirah, and grout stays damp for hours after every shower. Mould needs nothing more.
Cement grout and old silicone give mould a porous surface to root into. Bleach removes the colour but not the root, so the black spots return within weeks. Proper treatment kills the growth below the surface, and renewing silicone removes what cannot be saved.
If the grout itself is crumbling, it needs regrouting, ideally with epoxy grout for high-moisture areas. Where moisture has reached the wall behind, we recommend waterproofing the repaired area.

Tools and Materials
A fungicidal solution that penetrates porous grout. It kills mould below the surface. It works where bleach only bleaches.
Sanitary silicone with fungicide built in. It resists new growth in humid bathrooms. It stays white for much longer.
Blades and scrapers that remove old sealant completely. Leftover silicone would trap mould under the new bead. Joints are cleaned back to bare surfaces.
Measures damp inside walls and behind tiles. High readings point to leaks or failed waterproofing. It shows whether treatment alone is enough.
Based in Al Barsha since 2014, we work across every Dubai community with trade-specialist technicians and a workmanship guarantee on every job.
We kill mould below the surface. Bleach only removes the colour. Results last far longer.
Mould inside silicone cannot be cleaned out. We cut it out completely. The new bead starts fresh.
Persistent mould often means water behind the tiles. We measure before treating. Hidden leaks are found early.
You get practical habits for your bathroom. Ventilation, squeegees and sealing make a big difference. The mould stays away.
Treating a bathroom and renewing the silicone starts from AED 200. Heavily affected showers, or jobs that need regrouting as well, are quoted after we see photos. Prices vary and can change depending on your exact requirements, the materials and access to the property, so the final price is confirmed after we see photos or visit.
Epoxy grout is non-porous, so mould cannot root into it. It is the best long-term choice for showers that suffer from mould.
In bathrooms, mould and mildew are the most common cause of black and green discoloration. Soap scum and hard water cause white and grey stains.
Clean shower grout weekly with a mould-inhibiting cleaner, and reseal cement grout every year. Good ventilation matters as much as cleaning.
Yes. Treatment and silicone renewal are normally done in one visit. The shower should be left unused for 24 hours while the new silicone cures.
