When parquet is grey, scratched and worn through in walkways, sanding takes it back to fresh timber. We sand with dust-extracting machines, fill gaps, repair damaged blocks and seal with lacquer or hardwax oil, so the floor looks freshly laid.
Process
Furniture is moved, skirting protected and loose blocks re-fixed.
The floor is sanded with coarse to fine grits using dust extraction.
Gaps and dents are filled, and stain applied if changing colour.
Two or three coats of lacquer or oil are applied and left to cure.
Floor sanding used to mean dust everywhere. Modern sanders with vacuum extraction capture most of it, and we seal doorways and AC returns while we work.
Engineered parquet has a limited wear layer. We check its thickness before sanding to make sure the floor can be sanded safely.
For a lighter refresh, see parquet polishing and buffing. For colour change, see parquet staining, and for gaps, gap filling.
Furniture
Rooms must be cleared. We can move furniture as part of the job.
Curing
Lacquer is walkable in hours but fully cured after about a week.
Like New
Sanding removes years of wear and brings back the timber.
We sand with dust extraction and seal with lacquer or oil.
Finishes
Hard wearing
A clear protective film that resists scuffs and spills. Matt, satin and gloss options. Low maintenance for busy homes.
Natural
Penetrates the timber for a natural, matt look. Worn areas can be spot treated. Needs re-oiling every year or two.
Yes. Full restoration includes sanding back to clean timber, filling, staining if wanted and sealing. Light refreshes can use a screen and recoat without full sanding.
Most parquet can be restored. Loose blocks are re-fixed, damaged ones replaced, then the floor is sanded back to fresh timber, gaps filled and resealed with lacquer or oil. Engineered parquet can usually be sanded a few times depending on its wear layer.
A maintenance polish of an average room takes a few hours. Full sanding and refinishing of an apartment usually takes two to four days, including drying time between coats.
In busy Dubai homes, a maintenance polish or recoat every 12 to 24 months keeps the finish protected. Full sanding is only needed when the finish is worn through to bare wood.
