Constant air conditioning dries timber, and gaps open between blocks and planks. They collect sand and dirt and can make the floor look neglected. We fill gaps with resin filler or timber slivers, sand them flush and reseal the floor.

Closed Up
Gaps collect dirt and make floors look tired.
We fill them with resin or slivers, sand flush and reseal.
Methods
Narrow gaps
Fine sanding dust mixed with resin and pressed into gaps. It matches the floor colour. It suits narrow parquet gaps.
Wide gaps
Thin strips of matching timber glued into wider gaps. They move with the floor. They do not crack out like filler.
Prevention
Air-conditioned rooms in Dubai are often very dry, which shrinks timber. Small seasonal gaps are normal. Wide, permanent gaps collect dirt and are worth filling.
Click-lock floors can separate when joints are damaged. Those planks are tapped back together or replaced rather than filled.
For sanding, see sanding and refinishing. For sealing, see protective sealing, and for hardwood, hardwood flooring.

Yes. Full restoration includes sanding back to clean timber, filling, staining if wanted and sealing. Light refreshes can use a screen and recoat without full sanding.
In busy Dubai homes, a maintenance polish or recoat every 12 to 24 months keeps the finish protected. Full sanding is only needed when the finish is worn through to bare wood.
A maintenance polish of an average room takes a few hours. Full sanding and refinishing of an apartment usually takes two to four days, including drying time between coats.
Most parquet can be restored. Loose blocks are re-fixed, damaged ones replaced, then the floor is sanded back to fresh timber, gaps filled and resealed with lacquer or oil. Engineered parquet can usually be sanded a few times depending on its wear layer.
