AED 80*/m²
Raised timber platforms, mezzanines, stage floors and older villa subfloors can bounce or creak underfoot, which cracks tiles and breaks click flooring. We add supports, glue and screw down loose panels and lay new plywood, so the subfloor is stiff and ready for its new finish.
Supports
Solid Underfoot
A stiff subfloor protects every finish above it.
We add supports, fix panels and overlay plywood.
Methods
Added between existing supports to shorten spans. Bounce reduces straight away. Fixed with structural screws.
Loose panels are glued and screwed to joists. Creaks stop. The floor acts as one surface.
A layer of plywood is screwed down over old boards. It spreads loads. It gives a flat base.
Tiles on timber need a rigid backer board. It stops grout cracking. It resists moisture.
Process
We lift a panel to check joist size, spacing and condition.
Supports are added and loose panels fixed down.
Plywood or backer board is laid and screwed in a grid.
The floor is walked and checked for bounce and flatness.
Tiles and stone crack if the floor below flexes even slightly. Click flooring joints open and break. A stiff subfloor is the first step for any of them.
Most villa and apartment floors in Dubai are concrete. Timber subfloors are usually raised platforms, mezzanines or older extensions.
For concrete bases, see subfloor levelling. For parquet, see parquet subfloor preparation, and for stairs and platforms, custom carpentry.

Most click flooring needs no more than about 3 mm of variation over 2 metres. More than that and boards flex, click joints break and floors sound hollow, so we level first.
Laminate and SPC vinyl installation starts from AED 25 per square metre for labour, and from about AED 70 per square metre supplied and fitted. Levelling and skirting are quoted separately when needed. Prices vary and can change depending on your exact requirements, the materials and access to the property, so the final price is confirmed after we see photos or visit.
A typical apartment bedroom is fitted in a day. A full two-bedroom apartment usually takes two to three days, plus drying time if the floor needs levelling first.
